Cost

Our prefab container models range in size from 80sf to 960sf and cost from $15,000 - $200k+.

The transportation costs will vary based on a number of factors including location, number of units and accessibility to the site. Costs can range from $500 - $10,000+.

Depending on the size and complexity of your project, there will be additional work involved. In addition to the modular construction cost of the container unit(s), there will be costs associated with site work, utilities, foundations, permits, delivery and installation. Yes. Each of our base floor plan models allow for a certain level of customization. If you have something specific in mind, we can work with you to discuss your design changes and let you know of any potential cost impacts.

The average ceiling height in our container home units is approximately 8'4".

Yes, however stacking and making vertical penetrations between shipping containers gets a little more complicated and expensive. If you have a custom container home design concept you would like to discuss, please contact us.

Yes, our prefab container home models typically will include the cost for all appliances. In some cases the washer/dryer may be offered as an option.

Construction

Craftspace container homes and cabins are built by our exclusive manufacturing partner Gulfstream Steel at their factory located in Holly Ridge, NC.

The construction timeline for your container project will vary depending on size and complexity. Once building permits are in place it can take anywhere from 2-6+ months to build the units in our factory.

Modular homes are constructed to the same state and local building codes as site-built homes. Modular container homes are set on a fixed foundation and qualify for traditional lending methods. These units are classified and taxed as “Real Property”, which will typically appreciate in value, depending on market conditions.

In most cases a building permit will be required for the construction of your container unit. Craftspace will coordinate any permitting requirements as part of the project.

We use new, one-trip shipping containers. In North Carolina, all new and used steel cargo shipping containers that are intended for manufacture or remanufacture and use as commercial or residential modular buildings are required to meet certain guidelines to ensure structural integrity and EPA standards.

We use closed-cell spray foam insulation, which typically meets or exceeds code requirements.

Yes. In most cases we use mini-split systems to handle heat and air.

Yes. The general contractor typically will be responsible for any site development work necessary to make the property ready for delivery of the container module(s). Craftspace can provide turnkey general contractor services or coordinate with a contractor of your choice. Learn more about the building process.

The container units are typically delivered to the project site from the factory 80-90% complete. The process usually involves delivery by a flatbed truck. The container module(s) are then off-loaded by a crane and set on the foundation. Final utility connections and site built components such as decks and stairs will be completed. A final inspection by the local authority having jurisdiction will take place before receiving approval and certificate of occupancy.

Our container modules are a great option for Accessory Dwelling Unit (ADU), cabin or tiny home. Our smaller models are good for backyard offices or studios, while are larger models are good for starter homes.

In most cases the answer is yes. However, Craftspace will work with you to determine any potential conflicts that might prevent you from having a container unit on your property. If you live in a planned development with an HOA, be sure to check your covenants to identify any possible restrictions.

Our container homes are built to last. With the proper maintenance, we would fully expect the unit to have a very long life-span, especially compared to traditional stick-built construction.

Our primary service area is North Carolina. Craftspace container homes and cabins are professionally designed and engineered to meet the NC building code and are approved by the State of North Carolina as a modular-certified building.

It depends on the size. Tiny homes are defined as less than 400sf and there is a section in the residential NC code that addresses those ‘on foundation'.
A Tiny Home on Wheels (THOW), is legally considered an RV (Recreational Vehicle), and as such, typically are regulated by the American National Standards Institute (ANSI) and the Recreational Vehicle Industry Association (RVIA) and are titled as vehicles and taxed as personal property. Our container units, although small in size, are built to different standards and placed on a fixed foundation. Learn more about building classification types.

While our containers are "manufactured" in our factory, they are classified as Modular Homes built to meet local building codes. Manufactured homes or "Mobile Homes" are built according to federal regulations, not local. These homes are classified and taxed as “Personal Property”. Manufactured homes are constructed according to a code administered by the U.S. Department of Housing and Urban Development (HUD Code). The HUD Code, unlike conventional building codes, requires manufactured homes to be constructed on a permanent chassis with wheels.
